A mixed-use development project involving 655 multifamily housing units along Central Pike in Wilson County is being reconsidered after being put on hold for nearly two years, as reported by the city.

Lifestyle Communities aims to create the project on roughly 63 acres situated between South West Cook and South Mt. Juliet Roads. The restaurant brand of Lifestyle Communities, The Goat, is also incorporated into the plan.

LC Mt. Juliet II was initially introduced in 2022, but it encountered delays and was ultimately postponed due to worries about congested local roads.

A new interchange at Central Pike and the expansion of Central Pike and South Mt. Juliet Road are included in the Tennessee Department of Transportation’s 10-Year road project outline, unveiled in 2023.

Nonetheless, the timeline for initiating and concluding those road projects remains uncertain, which may have even become more complex following Hurricane Helene’s urgent damage to highways in East Tennessee.

“I didn’t endorse (LC Mt. Juliet II) two years ago and I can’t now,” City Commissioner Scott Hefner remarked, referring to the projected density and traffic concerns. “It could be a beneficial project, but it’s too early.”

For LC Mt. Juliet II to proceed, it will require annexation into Mt. Juliet, an amendment to the city land use plan, and a rezoning.

City staff is requesting several road enhancements as conditions for approval, which will be evaluated by planning commissioners and eventually by city commissioners, according to staff.

Some of these stipulations rely on the advancement of state-approved initiatives.

The LC Mt. Juliet II agenda might be featured in the Mt. Juliet planning commission meeting on Jan. 16. The project will ultimately require city commission approval over two readings.

LC already established in Wilson County

Not only is Lifestyle Communities well-established in Wilson County, it’s also active in Mt. Juliet and other cities.

Mt. Juliet currently has a development sanctioned for approximately 450 units in the Providence region.

Additionally, Lebanon has given the green light for a Lifestyle Communities mixed-use development on Franklin Road, situated south of Interstate 40 and near South Hartmann Drive. This project comprises around 590 units. The company plans to commence construction in either the first or second quarter of 2025.

Alongside The Goat, planned amenities consist of pickleball and volleyball courts, a pool, a wellness facility, and a live-work building.

Where state road projects stand

The widening of Central Pike and the Central Pike interchange – two separate initiatives – is anticipated to commence in 2030, as outlined in the TDOT project plan. The initiation of the widening of South Mt. Juliet Road is projected for 2032.

The damage caused by Hurricane Helene in East Tennessee led to a $478 million allocation in federal disaster funds, according to TDOT spokesperson Greg Summers.

This disaster funding follows a reimbursement process that necessitates Tennessee to advance the funds required for repair and subsequently seek federal reimbursement.

No projects will halt due to the absence of federal funding, TDOT representatives stated. The agency is preparing an updated 10-year plan to present to the General Assembly this spring.
