Implements the property’s marketing, leasing, and renewal strategies to reach occupancy, revenue, and resident retention objectives by executing all tasks associated with leasing and marketing to prospective residents, ensuring resident satisfaction during the lease period, and securing lease renewals for existing tenants.

- Conducts all sales and leasing tasks to meet the property’s revenue and occupancy aims by greeting and qualifying prospects, carrying out property tours and showing available apartments, nurturing relationships with prospects through follow-up and consistent communication, processing applications, performing credit screening and criminal background assessments, preparing lease and move-in documents, and facilitating a seamless resident move-in and lease signing.
- Gathers all essential information from prospective residents at move-in and records it appropriately.
- Regularly updates the market survey to remain informed about ongoing market trends and competitor conditions that could influence the community’s occupancy, market rent, and sales performance, devises and carries out short- and long-term marketing strategies and goals to maintain occupancy levels, and adheres to the property’s predefined policies regarding concessions, promotions, and other tactics designed to enhance occupancy.
- Creates and implements marketing initiatives and events to attract and increase traffic to the property, including setting up resident referral and employer outreach programs, utilizing online marketing platforms (Craigslist, Facebook, email, and other websites), and following specific property marketing plans, drives, and special initiatives.
- Employs the on-site property management software tools (Entrata, Yardi, etc.) to monitor apartment availability, record traffic and leasing actions, manage resident and prospect information, and compile critical demographic and other data about current and future residents.
- Ensures that the property and display units conform to the Company’s standards for presentation quality by inspecting the marketing corridor and leasing tour daily, relaying maintenance and upkeep needs to the property’s maintenance team, merchandising and maintaining an appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing operations.
- Supports the property’s lease renewal program by drafting lease renewal communications and packages for residents, engaging with renewing residents prior to move-out dates, and ensuring that lease renewal paperwork is signed and processed punctually.
- Responds promptly and professionally to resident and client/owner inquiries and concerns, and takes immediate steps to resolve issues and/or document and relay resident or other requests to the appropriate personnel.
- Demonstrates excellent customer service skills by treating residents and others with consideration, addressing resident inquiries, and responding attentively to complaints about maintenance services. Engages with all residents and acknowledges them by name when possible.
- Participates in community and networking events, connects with local associations and community organizations, and engages in outreach marketing efforts as needed to attract traffic to the community and generate worthwhile referral sources and new business opportunities.
- Follow-up – Utilizes the current CRM to uphold an accurate and up-to-date prospect database. Aids in daily, meaningful prospect follow-up. Assists the team in accomplishing the required number of follow-up contacts in alignment with Greystar standards via phone communications, personal visits, notes, etc. Coordinates prospect and depositor related creative follow-up deliveries with couriers, shipping services, Amazon, etc.
- Sales Materials – Organizes and ensures a sufficient supply of fully assembled sales materials, marketing, and outreach packets.
- Maintains files and marketing resources for realtors, transition firms, and moving companies.
- Retains Sales Consultant – SH copies of all floor plans, in both hard copy and email formats.
Additional Compensation:
